What is a Buyer's Representative?

A real estate buyer's representative represents the buyer who is purchasing property in a real estate transaction.  Research by the National Association of REALTORS has shown that when a buyer's representative is used, the prospective buyer found a home one week faster and examined three more properties than consumers who did not use a buyer's representative.

The buyer's representative works for, and owes fiduciary responsibilities to, the real estate buyer and has buyer's best interests in mind throughout the entire real estate process.  A buyer's representative will: 

  • Evaluate the specific needs and wants of the buyer and locate properties that fit those specifications. 

  • Assist the buyer in determining the amount that they can afford (pre-qualify), and show properties in that price range and locale. 

  • Assist in viewing properties -- accompany the buyer on the showings, or preview the properties on behalf of the buyer to insure that the identified specifications are met. 

  • Research the selected properties to identify any problems or issues to help the buyer make an informed decision prior to making an offer to purchase the property. 

  • Advise the buyer on structuring an appropriate offer to purchase the selected property. 

  • Present the offer to the seller's agent and the seller on the buyer's behalf. 

  • Negotiate on behalf of the buyer to help obtain the identified property -- keeping the buyer's best interests in mind. 

  • Assist in securing appropriate financing for the selected property. 

  • Provide a list of potential qualified vendors (e.g. movers, attorneys, carpenters, etc.) if these services are needed. 

  • Most importantly, fully-represent the buyer throughout the real estate transaction.

The Buyer's Representation Agreement

 

It is important for the buyer to discuss the buyer's representative's compensation in the initial interview.  In many cases it is recommended that the buyer and the buyer's representative agree to the terms of compensation prior to viewing properties, and sign a written agreement based on those terms.  The agreement should spell out the responsibilities of both parties throughout the real estate process. 

In some states, legislation has been enacted to protect the buyer to the point that, absent a written agreement, the buyer's representative represents the buyer throughout the real estate transaction.  Consult your REALTOR for complete details when you begin the purchase process.  

Why you should use an Accredited Buyer's Representative (ABR) 

Why should you look for the ABR designation before looking for a home? These three letters after a REALTOR's name tell you that you will be working with buyer representative who is committed to your best interests.  The ABR Designation is awarded by REBAC to those REALTORS who have met the specific educational and experiential criteria needed to provide the high level quality service required by REBAC (Real Estate BUYER'S AGENT Council).

 


When You Have a Passion for What You Do, Results Can Soar!


    Step into Kim Hinkle’s living room and you might think you’re entering an aviary.  Hearing you come in, Gracie (an African Grey parrot) announces, “Honey, I’m home!”  Pleased at this development, Lucky (a sizeable Salmon-crested Moluccan Cockatoo) counters, “I love you,” then- as if to shatter the romance- begins laughing hysterically.  In another corner, Pedro (another African Grey) makes the noise of a garage door opening and mimics the sound of a bomb explosion while Honey (her blue “partner in crime”) comments, “Pretty Bird”.

It’s all a result of “bird fever,” a serious condition this no-nonsense businesswoman developed when she took a boat trip to the British Virgin Islands and fell in love with the color and ambiance of this magical corner of the globe.  The symptom: a passion that leads to acquiring, caring for and breeding birds…and more birds.  And while their chatter might unnerve some visitors, it’s music to Kim’s ears because she loves her feathered friends.

 

Birds of a Feather

“My birds remind me of the Caribbean, an area I’m crazy about,” Kim explains.  They’re not the only evidence of this focused professional’s passionate approach to life.  You can see the zeal she puts into projects in the expansive garden in the rear of her home, created with her landscape plan and the 12-foot gazebo she designed, with space to hang 4 hammocks.  There’s further proof in five tennis trophies recognizing her achievements in the Atlanta Lawn and Tennis Association (ALTA).

In a prior tenure as an Industrial Engineer, Kim applied her passionate energy and expertise to enhance efficiency at TIE/Communications, Inc. through time and motion studies.  Her other accomplishments at this leading telecommunications firm included design of the plant layout and installation of a new barcode system for all company products. 

When she’s not handling her clients’ investments or enjoying her menagerie, Kim’s other passion is time spent on Lake Lanier with her husband, Ron, and their children- Matt, David, Chris, Daniel and Amie- on “Caribbean Soul,” the Hinkle’s powerboat.  Kim is a “soccer mom” on two of her kids’ teams.  She also take pleasure in giving back to the community as Block Captain Chairperson in charge of getting newsletters delivered to over 600 homes in her Seven Oaks neighborhood.  She also received the coveted Community Spirit Award from her community for volunteering.  She was Block Captain Chairperson for 5 years, is currently a Block Captain, Sponsors the Annual Garage Sale and spearheaded the creation of the Neighborhood Watch Committee in Seven Oaks.

Industrial engineering is also known as operations management, systems engineering, production engineering, manufacturing engineering or manufacturing systems engineering; a distinction that seems to depend on the viewpoint or motives of the user. Recruiters or educational establishments use the names to differentiate themselves from others. In healthcare, industrial engineers are more commonly known as management engineers or health systems engineers.

Where as most engineering disciplines apply skills to very specific areas, industrial engineering is applied in virtually every industry. Examples of where industrial engineering might be used include shortening lines (or queues) at a theme park, streamlining an operating room, distributing products worldwide (also referred to as Supply Chain Management), and manufacturing cheaper and more reliable automobiles. Industrial engineers typically use computer simulation, especially discrete event simulation, for system analysis and evaluation.

The name "industrial engineer" can be misleading. While the term originally applied to manufacturing, it has grown to encompass services and other industries as well. Similar fields include Operations Research, Management Science, Financial Engineering, Supply Chain, Manufacturing Engineering, Engineering Management, Overall Equipment Effectiveness, Systems Engineering, Ergonomics, Process Engineering, Value Engineering and Quality Engineering.

There are a number of things industrial engineers do in their work to make processes more efficient, to make products more manufacturable and consistent in their quality, and to increase productivity.
